It is imperative, in the current market conditions that your finances are in place before you find a property that you want to buy. The vast majority of vendors will not accept an offer unless the prospective buyer is in a position to proceed. In most cases, this will involve having a sale agreed on your current property and being able to show you have finance agreed moving forward. You can demonstrate this by getting an Agreement in Principle (AIP). This is provided by your lender and will show the amount that the bank is prepared to lend in principle. Most vendors will accept an offer on the basis that a prospective buyer is able to provide an AIP. So in short, although it seems counter-intuitive, sorting the finance is something that should be done at the beginning of the process.
