Since 2009 we have offered 12 months FREE Guarantee Rent and Legal Cover for all our managed packages for the first twelve months of any new tenancy. We are acutely aware that however rigorous the referencing process is, it is only possible to look into someone’s past. It is no guarantee of the future. Relationship breakups, redundancy and illness can all have a serious impact on tenant’s ability to pay regardless of how impeccable their credit history has been up to that point. The vast majority of our landlords rely on the rental income to pay the mortgage so effectively their credit worthiness is bound up with their tenant’s. By guaranteeing the rental payments regardless of their tenants’ circumstances we know that we are taking the uncertainty out of the letting process. We do this by taking out an insurance policy on their behalf at our expense that will, in the event that the tenant defaults on rental payments, cover the rental payments* and also pay all the legal fees involved in going through the courts and obtaining vacant possession. In these rather uncertain times this gives our clients invaluable peace of mind.
*Please note that there is one month’s rent as excess but that this is usually covered by the deposit
