Sandersons Lettings - What happens if the office is closed?

The following is designed to give you guidance on what to do if our offices are closed.

Our office opening times are

Mon – Fri   9 am – 5.30 pm

Sat             9 am – 1.00 pm

We are closed on bank holidays

We will post Christmas closing times on the front page of our website.

We can often arrange viewings and valuations outside office times but the phones will not be answered and the administration staff will not be available outside these times.

If your enquiry is of a “non urgent” nature regarding your tenancy or the property please email your property manager or alternatively send a message to info@sandersonsuk.com or leave a message on our answer phone on 01622 688 677.

If you suspect a gas leak please contact Transco immediately on 0800 111999.

Maintenance emergencies

Emergencies are classed as:

  • Complete failure of the heating and/or hot water system during winter (October-April)
  • Complete loss of water or gas supply (you need to check with relevant authority/supplier that the problem is not caused by a temporary supply interruption)
  • A water leak that cannot be contained or is penetrating an electrical fitting
  • Gas leaks (you should also call out your gas supplier who will isolate the leak and have your home made safe)
  • Loss of electricity supply. You must check first with your supplier to ascertain whether there has been an interruption, such as a local power failure, to the supply. This will only be considered an emergency situation if there is a complete loss of power to the entire unit which cannot be rectified by resetting the trip switch on the consumer unit

 

If you are unfortunate enough to experience a problem that you cannot resolve while we are closed you will need to contact a professional contractor who holds the necessary qualifications and instruct them. Please note that you should only do what is absolutely necessary to rectify the problem.

Please can you advise us of any works that you have commissioned by emailing pmoffice@sandersonsuk.com? We will then get in touch with you as soon as the office is open.

You must ensure that you get an invoice from the contractor once the works have been completed. Please note that any works commissioned that are deemed not to be as a result of an emergency may result in you not being reimbursed by your landlord.

PLEASE NOTE YOU MUST ENSURE THAT YOUR LANDLORD DOES NOT HAVE A MAINTENANCE CONTRACT THAT MIGHT COVER THE ISSUE YOU ARE EXPERIENCING BEFORE YOU INSTRUCT A CONTRACTOR.
