There is a tenancy application charge of £180 (£150 + VAT) per applicantover the age of 18. (Any children of the applicant(s) whose salaries are not required to pass referencing are exempt from this charge). It covers part of the costs involved in processing your credit check, employment, landlord, character and affordability checks. This will further include the Right to Rent and verification checks as required under the Immigration Act 2014. In the event a guarantor is required to support the application, £144.00 (£120 +VAT) is payable before referencing commences. This will cover the cost of processing the application, referencing, administration and legal documentation. All referencing application fees are non-refundable if your application is unsuccessful for whatever reason.
This is equivalent to the first month’s rent. At the time of payment this charge will be used to hold the property while references are checked. In the event that your application is unsuccessful or you withdraw your application, part or all of your holding charge will be used to cover our administrative costs and compensate the landlord. Compensation to the landlord will based on the daily rent for the period that the property has been held exclusively for you.
IMPORTANT: Compensation to the landlord will based on the daily “rent” for the period that the property has been held.
This must be paid in cleared funds before the start of the tenancy agreement. It will be 150% of the rent rounded up to the nearest £50. This is a refundable deposit held against the condition of the property at the end of the tenancy and breach of contract terms by the Tenant, and will be registered by one of the government accredited Tenant Deposit Schemes.
Sandersons UK are members of Mydeposits.co.uk and will register deposits for Landlords who have opted for either a Managed or a Rent Collect Service with Sandersons.
*Pets - If the landlord of the property you have negotiated on will accept a domestic pet you will be asked to pay a security deposit of 175% of the rent rounded up to the nearest £50. The increased deposit will be used to professionally fumigate and clean the carpets at the end of your tenure in the event that you are NOT able to demonstrate that you have had these works carried out yourself.
This charge of £360.00 (£300 + VAT) is payable with the deposit at the point we are in receipt of acceptable references and your tenancy is confirmed with the landlord subject to contract. This covers the administrative costs involved in the negotiation of your tenancy, which includes but is not restricted to the drawing up, approval, signing and execution of all legal documentation. All parties will receive full signed copies. It further includes overseeing any works your tenancy is conditional on to ensure the property is ready for you, an accompanied move in and check out at the end of the tenancy (where requested by the landlord) which will determine the return of your deposit. We will also be able to provide you with a reference at the end of the tenancy should you require one if your rental account has been managed by Sandersons. We aim to be transparent by providing a comprehensive charge. Other than the charges for late rental payments and renewal of tenancy (should you/your landlord wish to extend your tenancy), no further fees will be due.

You should be aware that the need for a Guarantor may not become apparent until your referencing, (including for any joint tenants) has been completed.
Your guarantor will need to sign a Deed of Guarantee as part of the Tenancy Agreement. This document details their obligations as a Guarantor, so additional time might be required to organise this.
They will also need to supply photographic identity and a utility bill (one dated within the last 3 months). Your guarantor will need to supply the required information to carry out a full credit check including their bank details so please make sure that they are happy to do this. All referencing application fees are non-refundable if your application is unsuccessful for whatever reason.
