Our approach

Sandersons takes an ethical approach to balancing the needs of developers, freeholders and leaseholders. There is a tendency to approach block management as though the interests of the freeholders and the residents are in conflict. This is not how we see it. If a block is well managed, tensions that can exist between the parties disappear. If the communal areas are well maintained; the gardens look fabulous; the lifts work; the parking is managed efficiently; the rubbish areas are well maintained, and repairs are promptly carried out, then life feels better. It is only by making sure leaseholders know that they are getting value for money and enjoying their homes that everyone’s interests are served.

 

Specialist team

The involvement of a good management agent is so critical and at Sandersons we know the personal touch is vital. Our blocks are assigned a property manager from our team who will oversee the buildings and provide a single point of contact. They will hold a considerable skill set, ranging from detailed compliance knowledge to how to chair a contentious AGM; from a local knowledge of the best service providers through to detailed financial planning; from in-depth knowledge of how to maintain buildings to conflict resolution. They will be supported by an experienced team who work together and have a strong commitment to excellent customer service. Day-to-day management of the development in accordance with the terms of the lease and regulations.

Ensure all insurances are in place at the right value for each property.
24-hour access to individual service charge accounts.
Coordinate the Annual General Meetings (AGMs) including preparation of agendas.
Provide tracking and monthly reconciliation of bank accounts to the directors.

Selection and engagement of regular contractors where necessary.
Ensuring the best utility suppliers on each contract renewal.

Assist the directors in determining the annual budgets.
Ensure compliance with current and future Fire and Health & Safety Regulations.
Deal with internal and external disputes. 
Reactive contractor management, ensuring that on-going contracts remain value for money.
Car parking management.
Deal with all third-party queries in relation to the production of annual accounts.
Acting as the Company Secretary and using our business address as the company registered address for Companies House.
Service charge assessment.
Staff attendance at AGMs, up to and including chairing the meeting if requested.
