Finding the right tenant...

A combination of factors and expertise from our in-house team contribute to helping you find, choose and keep the right tenant for your property.

It starts by generating maximum interest from eye catching marketing material to enable you to choose the most likely suitable tenant.

All prospective applicants go through a pre-qualification process with our experienced negotiators before a viewing appointment is made. We substantiate this during the viewing.

The shortlisted applicants submit a pre-reference check giving the landlord more detailed information on their background, financial position, timescales and any requests for the let.

For the chosen applicant(s), third party, thorough reference checks will be submitted to obtain credit history, ID checks, landlord reference, employer reference and Right to Rent verification.

The comprehensive Tenancy agreement and guarantor agreements (where required) are signed electronically. A professional inventory is recommended for recording the property condition.

Rent Guarantee and legal expenses cover is highly recommended to cover any eventuality of a breach or change in tenant circumstances.

Skilled in-house management maintains positive communication between parties, oversees compliance, maintenance, legal notices, problem solving and safeguarding a healthy tenancy.

Video tours

Our professionally filmed, walk-through video tours provide a great overall view of what a property is really like. We make them intentionally straight forward, with minimal cuts to provide an immersive experience that actually feels like you are walking around a property.

In-house property management

Our New Lets team oversee referencing, contracts and move in, then will introduce you to your dedicated Property Manager (managed service only). We do not outsource any aspect of our property management service to third parties, it is all managed in-house by a specialist, qualified, knowledgeable team. We use the most advanced tools and technology to maintain compliance, contracts and to make communicating with us as easy as possible with accurate record keeping.

Our credit control team will oversee the collection and transfer of rent payments. Detailed property visit reports are sent to both landlords and tenants, representing an invaluable record in the event of any end of tenancy dilapidations disputes or evidencing validity of possession notices under the Deregulation Act.

We offer an online maintenance reporting and job tracking tool with troubleshooting videos and tips for tenants which has helped reduce landlord call out charges by over £120 a year. 

Rent guarantee

Despite rigorous reference checks on someone’s past and current financial position, nobody can predict their future. We operate a rigorous in-house credit control system with over 99% success rate in recovering rent arrears. However, personal circumstances can change unexpectedly from relationship separation to illness or redundancy. These could all impact their ability to pay the rent.
