The story

The sale of this property was a complicated and sensitive situation. The vendors initially went with a corporate agent after promising to sell the property at a higher price. After little interest, the agent pressured the vendors to lower the price. They were locked into a six month contract with a 28 day notice period so agreed to lower the price as they wanted to sell quickly. Unfortunately it still didn’t sell. 

As soon as they were able to, they approached us to market the property. We advised using a guide price and we completely transformed the marketing. Less than two weeks later we agreed a sale on the property.


What was the difference?

Previous photos didn’t show the front of the property. Our photographer captured an elevated image to show off the exterior of the property.

No fixed term contract

Not locking the vendor into a fixed term contract demonstrated confidence in our ability. They were reassured to know that they were free to leave us at any time.

Strategic pricing

The property was originally marketed with ‘Offers in excess off...’. In our experience, this acts as a barrier and reduces enquiries. Guide pricing meant it was seen by a wider audience with increased interest.
