GUIDE PRICE £650,000

Property Description: This wonderful 17th century cottage, with its Victorian extension to the rear, gives the opportunity for the new owners to further enhance this idyllic family home. Thought to have been built between 1650 and 1700 in the traditional Blue Lias stone associated with the area, it is bursting with original period features as soon as you cross the threshold. The property is set in a beautiful large plot of over an acre with views of the countryside from every aspect. To the front of the property is a large living room with original flagstones and a wood burner set in an impressive fireplace. From the living room you access the stairs to the first floor and a further set of steps to the Victorian extension. At the rear of the property is the kitchen/breakfast room, a scullery and the second bathroom. The kitchen/breakfast room is a large, yet cosy space, has slate flooring and is fitted with wooden units in keeping with the style and age of the property. There is a stunning fireplace complete with wood burner at one end, and a solid fuel Rayburn at the other end which currently provides the central heating for the house. The scullery-come-utility area has an original brick floor and there is a downstairs bathroom and separate shower on the opposite side of the house. To the first floor there are four bedrooms and a family bathroom with its white suite. Each of the bedrooms has exposed original beams. This is a great property, with an abundance of original features that also provides plenty of scope for further extending and conversion, subject to the usual planning consents. There really would be the chance to grow on the existing property giving the new owners extra living accommodation on both floors.

Outside: The property is situated in a large plot with a cottage garden to the front. To the rear there is a walled garden and expansive grounds on a south-facing slope. Both areas of garden are well established, have original stone walls and are mainly laid to lawn with a view beyond to enjoy some summer sun and alfresco dining. The grounds include mature trees, shrubs and borders. Beech and hawthorn hedging surrounds much of the perimeter of the garden and there is a field to the rear, with a historical ancient bridleway and a treeline running up one side of the property. There are two further sides bordering The West Cranmore Estate. The current owners have used the field to raise pigs each year. There is a double-length garage and large log store to the front right hand side of the property and plenty of off road parking to the rear. Whilst much of the garden is lawn, there is also a vegetable patch and a beautiful area which has been planted with wild flowers for the insects and bees.

Location: Dean is a small hamlet with just a handful of dwellings lying to the north of Cranmore on the mail road from Shepton Mallet to Frome on the A361. Most of Dean is reached via a no through road called Dallimore Lane, which leads up from the A361 by a strip of grass known by some of the residents as The Banana, because of its shape. The nearest towns for shopping are Shepton Mallet (4 miles), Frome (8.2 miles) and Wells (9.6 miles). Shepton Mallet is a vibrant and historic market town which has a heritage dating back to Roman times. Many cultural events are held throughout the year including the Lantern Festival, The Snowdrop Festival and the annual Carnival. Whilst Frome is one of the largest towns in Somerset, it retains many of its listed buildings and is known for its community spirit, arts and entertainment as well as sporting activities, including the annual Frome Festival and Frome Museum. It also hosts the ever popular Frome Independent Market attracting a large crowd of 80,000 on a monthly basis. Headline bands have been known to play at the Cheese and Grain on their way to the Glastonbury Festival. The picturesque city of Wells has a bustling high street and a range of amenities, as well as historical landmarks such as the Cathedral and Bishops Walk, as well as a twice weekly produce market. There are excellent schools in the vicinity, including St Aldhelm's C of E Primary School in Doulting, Whitstone School in Shepton Mallet and Sexey's School in Bruton, as well as independent schools including All Hallows Preparatory School in East Cranmore. The energetic cities of Bristol and Bath, easily accessed via the A37, are both under an hour away with excellent rail links to London. Frome (8.2 miles) and Castle Cary (9.5 miles) provides the closest rail links. The A303 and the M4 are easily accessible and there are air links via Bristol Airport.
