Overview

GUIDE PRICE £800,000

Property Description: Guide Price £800,000 - £850,000. This well presented barn conversion hosts over 6000 sq ft of buildings, with both the living accommodation and the outbuildings combined and sits on almost an acre and a quarter of land. Located in the popular hamlet of Lower Westholme, the property is under a mile away from the legendary Glastonbury Festival site, therefore the chance to develop a glamping site within the grounds of this property is too good an opportunity to pass up. However, the development opportunities definitely do not stop there. Together with the lovely old Blue Lias stone barn, comes the potential to develop the additional barn into a separate dwelling, subject to the usual planning consents. This could prove a lucrative investment for holiday lets given the Somerset location, as well as providing the possibility to house elderly parents or extended family. The many outbuildings that this property has to offer could also suit anyone looking to run their own business from the luxury of their own home. Within the main house, the country style kitchen/breakfast room has been fitted with units to complement the feel of the property, and there is access to the separate utility room. There is an Aga and plenty of space to accommodate a large farmhouse table. Beams and open brickwork throughout add to the rustic charm of the property. Beyond the dining hall you will find a large living room with a wood burner, within the Blue Lias stone fireplace, that provides a cosy focal point to this room. In the opposite wing of the house there are three ground floor bedrooms. Two of which are double bedrooms, the largest of which comes with an en-suite shower room. Completing this wing is a downstairs cloakroom and the family bathroom. A solid oak staircase rising from the dining hall gives access to the main bedroom on the first floor. At the top of the stairs there is a galleried hallway, a feature stone wall and room enough to incorporate a work from home space. This bright main bedroom has stunning original beams, built in wardrobes and an en-suite bathroom. All of the bedrooms have views of the garden and stunning rolling countryside. The conservatory offers the perfect place to enjoy views of the garden.

Outside: The property is accessed from Lower Westholme Road via a private entrance lined with wildflowers, hedgerows and trees. At the end of the lane, you enter the property through some farm gates between the house and the barn. The barn is currently used to house some vintage cars and tools and is ripe for redevelopment. Sitting in a plot size of over an acre (1.23 acres), Hearne Barn has a large parking area for numerous cars. Much of the garden is laid to lawn and has uninterrupted views of the countryside stretching into the distance. There are some mature shrubs to the border of the garden and plenty of space to enjoy some alfresco summer dining with friends. There is a large lean-to barn behind and additional outbuildings for storage. For those that wish to grow their own, there is a vegetable garden and a greenhouse as well as the orchard and wild garden area.

Location: Lower Westholme is a small hamlet situated between North Wootton (0.8 miles) and Pilton (1.8 miles). Set amongst rolling meadows and wooded hills, there are footpaths and byways in abundance ripe for exploring. North Wootton lies just north west of Lower Westholme, and it is considered to be one of the more popular villages in the area. The village is characterised by traditional stone dwellings, rural lanes and apple orchards. There's a vibrant community with regular events taking place on the village green such as the annual New Year's Eve Fireworks & Bonfire Party, the North Wootton Wassail in January, and the Harvest Home Celebration at the end of the summer. The Crossways Inn and Restaurant is a popular meeting place for the local residents, and there is also the Red Lion located in West Pennard (3.2 miles). To the east is the sought after village of Pilton. All three communities sit in a triangle between Glastonbury, Wells and Shepton Mallet. Pilton is known for its green spaces and pretty stone cottages, as well as the world famous Glastonbury Festival (for which the owner gets free Sunday Tickets). This thriving village has a shop, pub (The Crown Inn), post office, playing fields, church, chapel, playgroup (including skate park and tennis courts), allotments, a community orchard and numerous clubs. And is also home to the Pilton Club and Village Hall which acts as a community venue for music, events & functions. Throughout the year the village hosts several well attended events including the village flower show and fete. The village is steeped in history with almost 70 listed buildings including the 11th Century Church and the restored 14th Century tithe barn which is now used for a variety of village events. The historic cathedral city of Wells is just under five miles away and is the smallest city in England (population 10,000). It’s centre has the market place (local markets held twice a week) surrounded by many medieval buildings including the cathedral and the moated Bishops Palace as well as its bustling high street. Glastonbury is a small but busy town and a major tourist venue, welcoming thousands of visitors each year. Medieval Glastonbury - designated a conservation area - clusters around the majestic ruins of the Abbey. There are regular farmer’s markets in Wells, Glastonbury and Shepton Mallet (just 5 miles away) and these locations offer a variety of coffee shops, restaurants and independent shops. All the usual supermarkets can be found in any of these three locations and there are great local farm shops including Jon Thorner’s or maybe try the local producer Brown Cow Organics. There are fabulous walks on your doorstep over the surrounding countryside. Just 20 minutes away is the town of Bruton with its boutique shops, famous restaurants and world-renowned Hauser & Wirth Art Gallery. Bristol and Bath and Frome are all within approximately an hour’s drive and a mainline station with trains to London Paddington, is situated 9.6 miles away at Castle Cary, with further mainline stations at Yeovil, Bristol and Bath. Bristol International Airport is 21 miles away. There is an excellent range of both state and independent schools in the area including the well-respected West Pennard Primary School some 3.2 miles away with a school bus accessible from Pilton, and Coxley Primary School 6.4 miles away. In addition Millfield School, Wells Cathedral School, The Blue School in Wells, Strode College in Street, All Hallows Prep School and Downside School are all easily commutable from the area.
