Overview

GUIDE PRICE £400,000

Property Description: Guide Price £400,000 - £425,000. This architect designed, split level house sits in a corner plot in a popular residential area of Glastonbury. Light & bright, its elevated position gives the property & garden fabulous panoramic views over to Butleigh Moor, Wearyall Hill & the Somerset levels.

As you enter from the front, into the porch and hallway, you get a feeling that a lot of thought went into the design of this house when it was built. The hallway with its glass bricked wall, wide staircase and vaulted ceiling has a spacious modern feel.

The generous in size kitchen/dining room has a range of fitted units, breakfast bar, and a dining area with lovely wooden floor. The kitchen connects to the front terrace and garden through a glazed sliding door. Off the kitchen and up a few steps is a utility room with plumbing, a sink and units and a door that leads out to the back garden, drive and garage.

The large living room, which has been extended from the original, is to the front of the property and has a fire place with a gas fire. Glazed double doors lead onto a balcony which could be extended to create a fabulous viewing platform and entertaining area.

The bedrooms are at the back of the property and on the upper level of this house. All three are double bedrooms some with built in storage and the largest bedroom could be extended into the garden to create a principle suite. The family shower room is a good size with a walk-in shower but there is certainly space to add a bath if desired.

Outside: The garden wraps around three sides of the house. The front, with the fabulous views, is mostly laid to lawn with shrubs and flowers and a paved terrace with a pergola. To the side of the property is another lawn area with a productive vegetable patch. At the back of the property is a drive with space for up to three cars, a gravelled area and some mature shrubs. There is a single garage which is attached to the house and, subject to planning, could be brought into the property to create extra living accommodation or an annexe.

Ready to move in with no chain. With potential to extend the house and balconies this property could be enhanced and would provide the new owners with a fabulous home with amazing views.

Location: Medieval Glastonbury - designated a conservation area - clusters around the majestic ruins of the Abbey and the famous Tor. Glastonbury is a small but busy town and a major tourist venue, welcoming thousands of visitors each year. The historic cathedral city of Wells is just a short drive away and is the smallest city in England (population 10,000). It’s centre has the market place (local markets held twice a week) surrounded by many medieval buildings including the cathedral and the moated Bishops Palace as well as its bustling high street. There are regular farmer’s markets in Wells, Glastonbury and Shepton Mallet (just six miles away) and these locations offer a variety of coffee shops, restaurants and independent shops. All the usual supermarkets can be found in any of these three locations and there are great local farm shops including Jon Thorner’s or maybe try the local producer Brown Cow Organics. There are fabulous walks on your doorstep over the surrounding countryside. Just 25 minutes away is the town of Bruton with its boutique shops, famous restaurants and world-renowned Hauser & Wirth Art Gallery. Bristol, Bath and Frome are all within approximately an hour’s drive and a mainline station with trains to London Paddington, is situated approximately a fifteen minute drive away at Castle Cary. Bristol International Airport is around 23 miles away. There is an excellent range of both state and independent schools in the area including Crispin School and other local primary schools as well as the well-respected West Pennard Primary School. Millfield School, Wells Cathedral School, The Blue School in Wells, Strode College in Street, All Hallows, Downside School and numerous local primary schools are all accessible from the area.
